This site was formerly the premises for Express Dairies and the First Bus Group and was purchased by Morbaine in 2005.

A planning consent was granted for some 19,000 sq.ft. of commercial offices subdivided into 10 separate 2 storey self contained units.

Construction commenced in March 2007 and was completed in January 2008.
